It’s no secret that floor-to-ceiling windows, bold statement mirrors and glass tabletops allow more light in and reflect it around the room, making it feel bigger. These additions to a lobby can make your space more inviting and seem more luxurious.

But at the risk of smeared fingerprints or fog messages drawn on your previously smudge-free surface, you may question whether or not they’re worth it.

We’re here to tell you, we think they are!

Windows and mirrors maybe some of the toughest surfaces to clean (and keep clean), but if you follow these three steps, you’ll be guaranteed a lobby that looks brand-spankin’ new, now, and for years to come.

1. Find the Right Cleaning Product

Wandering the aisles at your local shop is a great place to start, but when you’re confronted with a wall stacked high with different product options it can quickly feel like you’re Alice in Wonderland falling down a rabbit hole of choices!

So, here’s how to narrow your cleaning products down:

Pick Your Potion

If you’re looking for environmentally friendly cleaners, prioritize cleaners that are plant-based or opt for a DIY recipe. If you want something that specifically tackles germs like E. coli or Salmonella, look for something with ammonia or isopropyl alcohol on the ingredient list.

Map the Kingdom

Assess the size of the surface area and where it’s located. Cleaning large outdoor windows may be best suited for a squeegee and soapy water, whereas smaller indoor tabletops will need something much less messy.

Identify the Wicked Witch

Pick the best cleaner for your task at hand — if it’s greasy fingerprints or just a build-up of dust, you may require a different glass cleaner. Find some recommendations on products here.

Wave Your Wand

Finally, choose the right cloth to wipe away the residue. Paper towels can often leave lint, and newspaper might be good for a finishing layer but won’t soak up as much liquid, so we suggest a microfiber cloth that will soak everything up and won’t leave any traces behind.

2. Schedule Your Window Cleaning

It may sound silly, but it matters when you clean your windows (and even mirrors if they’re close to a window).

Clean your windows when the sunlight isn’t directly on them. Otherwise, you’ll end up with baked-on streaks because the sun will dry your cleaner faster than you can wipe it off and faster than it can evaporate.

You don’t have to wait until the stroke of midnight, but part of the magic to the streak-free clean is a cleaner that will evaporate quickly after you’ve rubbed it in to remove grime. Unfortunately, heat and direct sunlight don’t allow it to do so. It also goes without saying that washing the outside of your windows on a rainy day is also ill-advised.

If your windows are in a high traffic area, like a condo lobby, you’ll want to consider scheduling your window cleaning more frequently. Along with other reflective surfaces, they can show dust and dirt the fastest and can impact your curb appeal, and in turn your resident’s and visitor’s perceptions of the building’s cleanliness.

As such, we recommend scheduling your interior window cleaning once a week to once every two weeks.

3. Cleaning Your Windows, Glass & Mirrors

Once you’ve decided the best window cleaner for your job and have found an appropriate time to do so, it’s heigh-ho, heigh-ho off to work you go. Your technique may change based on whether your surface is indoors and outdoors, so we’ve laid out the basics for both.

Above all, make sure you check the instructions on your product and follow them accordingly.

How to Clean Windows, Glass & Mirrors Indoors:

Keep your nozzle 6 inches from the surface.
Spray your chosen cleaner in horizontal lines over the desired area so that the edge of the spray radius overlaps.
Wipe the cleaner off from top to bottom working your way horizontally across the glass with a clean microfiber cloth.
Repeat, but this time working vertically.
Grab a new, dry microfiber cloth and give the surface one more wipedown for the best results.

How to Clean the Outside of Your Windows:

Mix a little dish detergent with warm water (less soap, the better).
Use a strip applicator to soak up the detergent and apply it to the windows, they spread the cleaner, remove dirt and won’t scratch the windows.
Wipe the cleaner off with a squeegee, working your way down and across the pane in an “S” motion.
Use a rag to wipe the squeegee off with each pass.
Touch up any missed areas with a chamois (a leather drying cloth), it will grab what’s left and won’t leave streaks.
Use a fresh rag to dry off the window sill.

This method can also be used indoors but is often best left to the professionals so the squeegee doesn’t drip liquid onto your floors.
